As a general rule, the homeowner is responsible for all maintenance and repairs inside the home, any exterior additions or alterations installed by current or previous homeowner, and the heat pump condenser unit located outside the home. The Association is responsible for repairs to and maintenance of the common elements – i.e., the grounds (including parking lots and pool), building exteriors and crawl spaces. But like any rule there are exceptions and clarifications, and these are listed below.

Association – to repair/replace steps, surrounding retaining wall, protective railings and handrails
Homeowner – responsible for clearing away leaves, snow; also responsible for drain (if any) at the foot of the stairwell
Bay windows Association – for painting; for repair/replacement of bay window structure if needed.
The Association is not responsible for replacing the glass window unless the entire bay window structure is being replaced
Other Windows

Homeowner – responsible for cleaning and replacing broken glass panes, storm window screens and glass
Homeowner – responsible for replacing entire window (for instance, new vinyl-clad replacement windows)
Association – paint wood exterior window frames and canes
